Our Qualification Process

Thank you for your interest in one of our properties. Final approval of your application will be made by management. The guidelines and qualifying criteria that are considered by management are as follows:

 

     1. Submit Lease Application:

All perspective occupants that are 18 years of age or older must submit an application.  We conduct our application process in two steps.  The first step is to complete the online application and to provide requested documentation.  No fee will be charged for this step.  

 

     2. Application Fee-Credit/Background Check:

Your application will be reviewed and once you are tentatively approved for tenancy, then we will then charge a non-refundable application fee of $35.00 and a request to run a background/credit check will be sent to you via email.  If these background and credit checks and our verification process is in alignment with your application, then your tenancy will be approved.  Negative items on the credit report may, at the discretion of management, be overcome by the applicant submitting additional security deposit funds, pre-paying rent, or adding a co-signer.

 

     3. Security & Pet Deposits:

Security and Pet Deposits are required to be made prior to key turnover.  The amount due for each will be dictated in the advertisement for the property.  Pets are allowed at the discretion of the owner. 

 

     4. Photo ID:

All applicants must provide a legible copy of their driver’s license or other approved ID.

 

     5. Employment

Applicant(s) must supply a minimum of two years of employment history. A submission of an application is consent for employment verification.  Any applicant without the minimum employment history will still be considered, but depending on the strength of the rest of the application, a co-signer may be required.  

 

     6. Income:

Applicants income should be at least 2.5 times the monthly rent. Proof of income must be the two most recent pay stubs or a signed verification by the applicant’s employer. If the applicant is self-employed a copy of the most recent tax return is required.

 

     7. Rental History:

A minimum of four years of rental history is required. Owning your own home can take the place of rental history. Occupancy has to be verifiable.

 

     8. Personal References:

A minimum of two personal references are required. A submission of an application is consent for verification of these references and for management to use these references to validate information submitted in the application.

  

     9. Criminal History:

A criminal history will be checked and your application may be declined depending on the nature of the offense. 

 

     10. Property Acceptance:

Applicants are accepting the property in an as-is condition. Requests for changes to the property must be submitted in writing with the application. Applicant must submit a holding deposit and signed lease within 48 hours of acceptance of an application. Failure to do so will result in cancellation of the application.
